It is not necessary to be on site during the appointment. A typical appointment lasts between hour and 3 hours depending on the requested services. Please communicate with homeowners, if they will be present, that the work we do takes time, but that’s worth it!
In most cases, we can use techniques to make spaces feel brighter and sunnier than they are using lighting techniques and sky replacement. If you feel you want to wait for the perfect day, please coordinate it with us in advance.
We understand that it can take significant coordination between multiple people to schedule a successful photoshoot. Aligning our schedule with those of the homeowner, agent, landscaper, painter, cleaner, and the weather doesn’t always go as planned. We try to be as flexible as possible.

Our goal is to deliver everything within 12-24 hours depending on level of service and size of the property. We can sometimes get everything back to you sooner! Rush delivery may be available depending on circumstances for an added fee.
The 3D Pro Matterport Camera has been designed for indoor use. Infrared technology behind Matterport does not allow outdoor scans in direct sunlight. Depending on the different lighting conditions we know some “tricks” that can give us success in shooting outdoor spaces.
A traditional virtual tour is not virtual reality. It’s just a gallery with panoramic static photos.
Although the techniques are different, most traditional tours do not allow the viewer to move fluidly within the space and are almost always limited to a maximum of 12 positions for viewing the space.
Traditional photographers use DSLR cameras to capture multiple photos that are then stitched together in a sequence of panoramic photos.
Our Virtual Tours are in 3D and allow the viewer to explore the space through up to 200 positions perfectly aligned together and smoothly usable without lags.
We use the high technology of Matterport 3D photo scanners that have 12 cameras and sensors inside them, not only to capture photos, but also to create a three-dimensional polygonal mesh through a space scan.
This mesh is transformed into a dynamic 3D photo model that can be explored via computer, pad or smartphone or even with a virtual reality headset such as an Oculus Rift or a Google Cardboard.
In addition, our 3D models also show a “plan”, as well as a bird’s eye view (“Dollhouse View”) that allows the viewer to better understand the space.
3D photography generally takes longer than still photography. For homes, plan on 30 minutes per 1,000 square feet, plus 15 minutes for set up and planning. A 3,000 square foot home will take approximately 1.5 hours to complete. In commercial/office environments the photography generally takes less time, but is dependent on type of space and level of detail.
Matterport Virtual Tours and Single Property Websites work with all up to date browsers include Chrome, Firefox, Safari, Internet Explorer, and Edge as well as iOS and Android for mobile. Outdated and depracated browsers (especially Internet Explorer) won’t work due to security flaws.

3D Virtual Tours are a proprietary format. They are neither video nor photos. They are their own unique file format that must be used online. For the reason, they cannot be downloaded.
Incorporating a model is very simple: it’s like embedding a YouTube video. Within 24 hours we will provide the code to copy and paste in your website. You can also use a standard HTML link on websites and in e-mails.
The tour, images and any other videos created will be publicly available on the internet worldwide and can be indexed by search engines. All personal items such as family photos, expensive artwork, jewelry or other personal belongings that you do not want to be shown should be removed from sight BEFORE shooting.
Yes, we can use the Matterport 3D model to create a traditional black and white plan for you at an additional cost (see price list). Please contact us for more details. This plant will be provided as a raster file and will be usable as desired. It takes a couple of extra days for this service compared to the usual 24-hour average.
The viewer who walks through the Virtual Tour can see a small blurred area in the center of the scan if he moves the cursor down. Blurring is created by the camera to hide the tripod legs from view. We can not remove it.
